Due diligence

How land due diligence works

A general checklist buyers and sellers use before a land deal. Not a review of any parcel.

Due diligence is the work of checking a piece of land before money changes hands. AcreValueOS explains the categories. We do not perform that work on a listing.

Start with what the seller is actually offering: deeded acres versus a rough map estimate, legal access versus a road that only looks public, and whether utilities are at the boundary or only somewhere nearby.

Independent checks often include title and easements, zoning and allowed uses, flood and fire exposure, water and septic feasibility, survey questions, and unpaid taxes or liens. The right specialist depends on the state and the tract.

A listing page, a county guide, or a message to AcreValueOS is not a substitute for a title company, surveyor, county planning desk, or attorney.
