How to read a county land market

How to compare land across a county without treating a web page as a market forecast.

A county is a useful frame because zoning, roads, and records are often administered there. It is still a large area. Ground near a town and ground an hour out are not the same market.

Compare listings on acres, price per acre, access, and how much of the tract looks usable. Price per acre often falls as size grows or as slope, wetlands, or weak access show up. That is a way to read a listing, not a promise about value.

Comparable sales and time on market are local research. AcreValueOS state and county pages do not publish a price index and do not update a parcel status for you.

Early directory coverage is Arizona, Oregon, Nevada, and Florida. A missing county page means that directory is not open yet.
